Feasibility Analysis
Every Centiv project begins with a No Cost Feasibility Analysis. We collect limited property information in order to:
- Confirm eligibility for cost segregation
- Estimate a range of deductions
- Prepare a formal project proposal

Engagement & Documentation
Once you approve the proposal, we’ll formalize our engagement and begin collecting the necessary documentation. This typically includes:
- Construction budgets
- Invoices or closing statements
- Blueprints or site plans
- Depreciation schedules
Site Inspection & 3D Modeling
For both purchased and constructed properties, a site inspection is conducted by a Centiv team member. During this visit, we:
- Capture high-quality photo documentation
- Generate a full 3D model of the property
- Conduct a detailed inspection of key structural and specialty assets
Detailed Engineering & Tax Analysis
With data from the documents and site inspection, our specialists begin the cost segregation study. This includes:
- Full purchase price allocation
- Engineering take-offs
- Satellite-based measurements
- Bifurcation of short-life vs. long-life assets
- Depreciation schedule calculations
- Comprehensive tax documentation
Audit-Ready Deliverable
Your final deliverable is built to withstand scrutiny. It includes:
- Detailed summary of asset reclassifications
- Documentation of all calculations and tax law applied
- Supporting IRS references and forms
- All materials needed for CPA implementation
